Filter management
Clean Air Management is more than just a filter maintenance company. We specialise in a complete range of air conveyance system hygiene services, including corrosion control, duct cleaning, re-insulation of porous insulation, coil cleaning, cooling tower cleaning and some compliance issues such as fire damper drop testing.
Our group includes an environmental scientist specialising in indoor air quality issues including occupational exposures to micro-organisms and chemicals, experienced HVAC commissioning technicians and a team of hygiene support people.
The following information details the basic objectives and operational structure for our filter management work. The beauty of the system is the ease of tailoring it to suit individual requirememts.
Create a database of all relevant HVAC plant and include the following variables:
- Asset number or plant identification number.
- Location of plant.
- Task description.
- Service schedule.
- Type of filtration, quantity, media type and specification.
- Pressure drop readings.
- Number of washes per filter.
- Re-order code.
- Service notes and date of service.
The above variables can be tailored to suit, for example, the service schedule or the task description. Instead of just going to the filter and changing it, our staff have been encouraged and trained to be a little bit more perceptive and conduct their duties within the broader interest of the client and the site.
For example, the task description may include a combination of the following variables:
- Remove and clean pre-filters at the outside air intake.
- Remove and clean pre-filters at the AHU.
- Check the unit for unusual noise or vibration.
- Inspect secondary filters in AHU and advise the maintenance engineer when replacement is required.
- Record the pressure drop across the filters. If there is no provision for measuring then Clean Air Management will install static pressure tappings.
- Inspect coils and dampers, ensure they are clean and operational.
- Inspect condensate drains where fitted and clean where necessary.
- Advise maintenance engineers of any corrosion.
- Inspect porous insulation and advise the maintenance engineer if major works are required. Check for any by-pass around filters and repair and required or notify the maintenance engineer. Inspect flexible duct connections etc.
To ensure that this occurs at the coalface each item will have its own filter record. Each filter record will have a combination of tasks that not only relate to the filtration but also the additional inspections. In effect, the system serves to operate as a second set of eyes.
